Affordable New Construction? One Kansas City Builder Thinks It Can Be Done.

Finding a newly built home under $300,000 has become almost unheard of. Between soaring material costs, rising labor expenses, and higher interest rates, many builders have had little choice but to build bigger homes with bigger price tags. For many first-time buyers, new construction has quietly slipped out of reach.

Tyler Hiatt didn't think it had to stay that way.

After spending more than a decade as an architect designing homes for other people, Tyler saw the same challenge play out again and again. Builders wanted to create affordable homes, but the math rarely worked. By the time construction costs were covered, homes often had to be priced well beyond what many buyers could afford.

So instead of accepting that reality, he decided to test a different approach.

Two years ago, Hiatt teamed up with business partner Seth Newbold to launch Strong Tower Concepts, a Kansas City, Kansas-based homebuilding company focused on one simple question: Can you still build quality new homes at a price everyday families can afford?

Their first answer comes in the form of four homes currently being developed in Kansas City, Kansas—one on Walker Avenue and three on Richmond Avenue. Each home is expected to sell for under $300,000.

Getting there meant rethinking nearly every part of the process.

Working with the Kansas City Land Bank helped reduce land costs. The homes were intentionally designed at about 1,300 square feet, far smaller than the roughly 2,200-square-foot average new home built nationally in recent years, but without sacrificing functionality. Every floor plan includes three to four bedrooms, two-and-a-half bathrooms, and efficient layouts that make the most of every square foot.

Because Hiatt serves as both the architect and developer, buyers also have something that's becoming increasingly rare: the opportunity to personalize design selections before construction begins without the added expense that often comes with custom homes.

The homes are especially geared toward first-time buyers and newly married couples looking to step into homeownership without giving up the idea of buying something brand new. Even better, the neighborhood qualifies for stackable grants and assistance programs that can help eligible buyers with down payment costs, making ownership even more attainable.

For Hiatt, this first phase is about more than selling four houses.

It's proof of concept.

If these homes sell, he believes they'll show that affordable new construction isn't impossible, it simply requires a different way of thinking. Smaller footprints, smart partnerships, careful cost management, and intentional design can create opportunities that many people assumed no longer existed.

And this may just be the beginning.

Strong Tower Concepts is already looking at additional projects in Kansas City, Kansas, with plans to eventually expand into Leavenworth. If the model continues to work, it could become a blueprint for bringing attainable new construction back into communities where buyers have been priced out for years.

For anyone watching the housing market and wondering whether affordable homeownership still has a future, this small four-home development offers something that's been in short supply lately: a reason to be optimistic.
